The announced value (공시가격) is the reference price the government surveys, calculates, and publishes annually for each property. It serves as the basis for property tax and comprehensive real estate tax. It differs from the actual market transaction price and is typically lower than market value. You can look up the announced value of your property by address on the Real Estate Announced Price Notification System (부동산공시가격 알리미).

What is the difference between property tax and comprehensive real estate tax?

Property tax is a local tax levied by the local government on anyone who owns real estate, assessed annually. For housing, it is typically billed in two halves — in July and September. Comprehensive real estate tax is a national tax levied on the portion of an individual's total housing announced value that exceeds the deduction threshold (₩1.2 billion for a one-household, one-home owner; ₩900 million otherwise). It is assessed annually in December by the National Tax Service. In short, property tax applies to all real estate owners, while comprehensive real estate tax is an additional levy on those holding high-value or multiple properties.

Why might this calculator's result differ from my actual tax bill?

The comprehensive real estate tax property tax credit (double taxation adjustment) and elderly / long-term holding credit are reflected approximately when conditions are met (one-household one-home, relevant data entered), but the tax burden ceiling is not reflected. This calculator also covers only the basic calculation flow using rate schedules and the fair market value ratio, without verifying detailed eligibility conditions such as household member count. The fair market value ratio, tax rates, and deduction amounts can change annually through amendments to enforcement decrees — always confirm the exact amount through your local government or Hometax notice.

What is the one-household, one-home special treatment?

This is a scheme that reduces the tax burden for a household owning only one home in Korea. For property tax, a lower fair market value ratio (43–45%) applies regardless of the property's value, and for properties with a standard market value of ₩900 million or less, a further reduced special tax rate (0.05–0.35%) also applies (the portion above ₩900 million is calculated at the standard rate). For comprehensive real estate tax, the deduction threshold rises from ₩900 million to ₩1.2 billion, and the elderly / long-term holding credit is also available only in this case.
