How is the brokerage fee calculated?

The maximum rate for each transaction amount bracket is applied to the deal amount. Where a bracket also has a fee cap, the lower of the two figures becomes the ceiling. Lower transaction amounts are subject to the fee cap so that the burden does not become disproportionately large.

How is the transaction amount calculated for monthly rent?

The transaction amount (converted deposit) for monthly rent is calculated as deposit + (monthly rent × 100). However, if the combined figure is less than ₩50,000,000, the formula deposit + (monthly rent × 70) is used instead, reducing the burden on lower-rent tenants.

Does this rate apply equally in all regions?

No. The Enforcement Rules of the Licensed Real Estate Agents Act set the broad framework, while the specific rates and caps are determined by each city or province ordinance. This calculator is based on Seoul standards; rates in other regions may differ slightly.
